Operasional Properti
- Mengawasi dan memastikan kegiatan operasional harian properti berjalan sesuai SOP dan standar layanan.
- Memastikan kebersihan, keamanan, dan kenyamanan area properti (common area, unit, dan fasilitas pendukung).
- Menangani permasalahan operasional harian yang berkaitan dengan penghuni, tamu, atau tenant.
- Melakukan inspeksi rutin terhadap kondisi properti dan fasilitas.
Pemeliharaan dan Perawatan Aset
- Mengawasi pelaksanaan preventive dan corrective maintenance gedung, unit, dan fasilitas.
- Berkoordinasi dengan teknisi internal atau vendor terkait perbaikan dan perawatan aset.
- Memastikan seluruh peralatan dan fasilitas properti berfungsi dengan baik dan aman.
- Mendokumentasikan laporan kerusakan dan tindak lanjut perbaikan
Pengelolaan Tim Operasional
- Mengatur jadwal kerja dan pembagian tugas tim operasional properti.
- Melakukan supervisi, evaluasi kinerja, dan pembinaan terhadap bawahan langsung.
- Memastikan kedisiplinan dan kepatuhan tim terhadap SOP dan peraturan perusahaan.
- Menjadi penghubung antara manajemen dan tim operasional di lapangan.
Vendor dan Pihak Ketiga
- Mengawasi kinerja vendor (cleaning service, security, teknisi, dan lainnya).
- Memastikan pekerjaan vendor sesuai dengan perjanjian dan standar perusahaan.
- Melaporkan dan merekomendasikan evaluasi vendor kepada atasan langsung.
Administrasi dan Pelaporan
- Menyusun laporan operasional properti secara berkala (harian, mingguan, bulanan).
- Mencatat penggunaan material, peralatan, dan kebutuhan operasional properti.
- Menyampaikan laporan kejadian khusus (insiden, keluhan, kerusakan besar) kepada atasan
Kepatuhan dan Keselamatan Kerja
- Memastikan operasional properti mematuhi peraturan perusahaan dan ketentuan K3.
- Mengidentifikasi potensi risiko keselamatan dan keamanan di area properti.
- Menindaklanjuti dan melaporkan kejadian darurat sesuai prosedur yang berlaku.
